"A big development of bright-red brick buildings with zero variation would be unwelcome" - this will be the kicker - we have to hope the developer has some aspiration and imagination over the top of their profit goals. Very unsure how to challenge them on this - obvs the detailed plans will help us out when they appear - assuming they do.

The design code is important. The new powers granted to the council to impose and enforce a design code should help avoid rows of Barratt boxes.

My preference would either be darker bricks (the original local style) with a rougher finish or cream render. Incorporation of some of the arts & crafts decorative elements that you see in Waddesdon, Halton and Aston Clinton would be welcome

"The parkland should create a green barrier against further urban sprawl, hopefully preventing Stoke Mandeville from continuing the expand south towards the Wendover bypass" - I agree this is a good thing however the devil will be in the delivery - from what I can see from the various new developments around the town developers are hit and miss when it comes to the quality of green spaces. I'm told by a major landscaping subcontractor that developers now have to 'do green space' but don't really know how, and tend to cut corners - for example putting clay over sand/cement rubble as a 'topsoil'.

I would be concerned about the safety of a minor-road junction on an already busy road" - I can see your concern on this one - however this road is going to be permanently stopped up at the HS2 line - so presumably traffic will be considerably reduced.

They are building a relief road from lower road to the Wendover bypass. My guess is that the road traffic advisor thinks that will reduce traffic flow on the Risborough Road, thus reducing the need for further mitigation.

They are indeed but they are also stopping both Risborough Road and Marsh Lane up permanently according to their plans. Substack won't let me add an image to show - I'll put it on the entry on the Facebook group.
